Traffic signals at Airport Way & Atherton Drive before council

Traffic signals are moving forward for Atherton Drive and Airport Way.

An agreement with the developers of The Crossing-Manteca shopping center on the intersection’s northwest corner to install the signals is before the Manteca City Council when they meet tonight at 6 p.m.

The agreement covers offsite improvements that Diamond Galaxy Partners has obtained the right-of-way and secured bonds to construct as part of the conditions of approval for the shopping center.

 The work includes signals at two intersections on Atherton Drive — one at Airport Way and the other at Langum Drive.

Medians, signage, striping, street lights, drainage facilities, and utilities are included in the work that will be done.

The developer will receive credits toward the city’s Public Facilities Implementation Plan (PFIP)  fees assessed on growth in exchange for doing the work.

Should the cost of the improvements exceed the $1,810,127 in fees the project is encumbered for, the excess money spent on the work will be added to the PFIP liability list for payment to Diamond Galaxy at a later date when other growth occurs and required fees are paid.

A commercial complex that includes a potential anchor supermarket has been approved for the site.

It will also include:

*A four-story, 117-room Courtyard by Marriott hotel with 112 parking spaces.

*A Maverik gas station with 14 fueling stations, 8 commercial fueling stations, and a 6,140-square-foot convenience store with 38 parking spaces.

*220 parking stalls situated around the 55,000-square-foot major tenant building developers indicated they are targeting a supermarket as the tenant.

*47,200 square feet of additional retail and restaurant space with 291 parking stalls, There will be eight buildings including one with a wraparound lane that can accommodate a coffee of fast food drive thru.

The Manteca Maverik would bring the number of gas stations  near the Airport Way and 120 Bypass interchange to five once another that has been approved and another that has been proposed are built.

A Rotten Robbie’s has been approved on the southeast corner of Airport Way and Wawona Street.

The other is a gas station/convenience market proposed in a shopping center anchored by a proposed 4-story Woodspring Suites hotel on the northeast corner of Airport and Atherton..
