Third developer working to snag supermarket; this time it’s at Louise Avenue and Airport Way

Developers of a large vacant parcel on the southwest corner of Louise Avenue and Airport Way, as shown from the vantage point of the Manteca Unified School District office, is in the running to try and snag a supermarket.

A developer is working on a project that could bring a supermarket to the southwest corner of Louise Avenue and Airport Way.

And in doing so, eastbound Louise Avenue from the Lathrop city limits all the way to a point past Main Street would be two lanes.

The status of the parcel came up during Thursday’s Manteca Planning Commission meeting when commissioner Ron Laffranchi asked about city plans for widening Louise Avenue.

The commission was in the process of reviewing plans for a 224-unit apartment complex on Louise Avue across from the Manteca Unified School District office complex

Laffranchi was concerned that the apartment developer would be widening the southside of Louise Avenue to two lanes but then it would go back into one lane creating a potential traffic hazard.

Staff indicated a developer is now working with the city and is about six months or so out from moving forward with submitting plans to develop the parcel in question with a supermarket as the main tenant for a shopping center.

When the shopping center is built, Louise Avenue on the south ide will be widened to two lanes.

Two other shopping center projects in Manteca have been approved that include an anchor tenant with space to potentially accommodate most supermarkets except for larger endeavors such as WinCo Foods.

One project is Manteca Crossings on the southwest quadrant of the 120 Bypass and Airport Way interchange.

Ground work is already underway with workers putting in place forms for foundation work for several concerns including a convenience store being in connection with a Maverick gas station.

Other confirmed users are Quick Quack Car Wash that conducted a ground breaking ceremony this week, the city’s second Chik-fil-A, and a Dutch Bros drive through coffee.

An approved shopping center on the southwest corner of Atherton Drive and South Main Street where the city is currently reviewing construction plans for a McDonald’s, has an anchor tenant space for a supermarket.

The developers have indicated earlier this year that they had  a supermarket tenant lined up.

There is already a commercial project under review for the Airport Way and Louise Avenue intersection

It is on the southeast corner.

The project — dubbed Villa Ticino Towne Square — is now under review in the City of Manteca Development Services Department.

It consists of nine parcels with more than 70,000 square feet.

It includes a gas station and convenience store on the corner.

A separate car wash is to the east of the convenience store/gas station along Louise Avenue.

To the south of the convenience store/gas station is a 6,042-square-foot pad with a drive thru lane suitable for fast food uses as well as 6,600-square-foot pad with a 1,100-square-foot patio designed for a restaurant use.

Behind the two pads facing Airport Way are five other parcels involving two buildings.

One building is designed for four tenants. The largest space is 18,056 square feet. The other

Three spaces range from 8,409 square feet to 12,540 square feet.

The other parcel is designated “education” which means it could be used as a childcare facility with 10,000 square feet plus a 7,500-square-foot yard.

The area around the Villa Ticino commercial project has 947 homes approved so far with more than a third under construction.

That is in addition to the 224-unit apartment complex the Planning Commission approved Thursday.
