Ripon OKs office space, warehouse storage on Acacia

The Ripon Planning Commission Monday approved the site plan to construct two 2,800 square foot buildings at 923 S. Acacia Ave.

According to the applicant Eddie Erdelatz, the buildings will be used for his construction business. The project will be built on about 0.77 acres in an area zoned for Light Industrial, said Planning Commission Ken Zuidervaart.

The first building – a single-story structure – will serve as office spaces (12 offices altogether).

The second building will be used as a storage warehouse for business purposes.

Erdelatz noted that the 12-foot masonry wall will “shield the neighbors” from their view of the warehouse.

Zuidervaart said in his report that the buildings appear to be masonry concrete block with a shed root structure.

The warehouse will be about 24 feet in height while the offices will about 22 feet in height, from its tallest point.

“The building height does comply with the Ripon Municipal Code for maximum building height requirements, which is a maximum of 35 feet or two stories,” said Zuidervaart, who indicated that the neighboring Kaizen River development project on Doak Boulevard, as a reference, stands at a height of 25 feet.

In addition, the project will have off-street parking with a total of 17 spaces (16 standards and one van-accessible handicap spot).

As for hours of operation, Erdelatz noted his construction business would open in the early mornings, going to about 5:30 p.m.
