It was last summer that the City of Ripon received plans on building a pair of 2,800-square-foot buildings at 923 S. Acacia Ave.
According to the project description – along a 33,349-square-foot parcel on South Acacia Avenue adjacent to Doak Boulevard – the first building would be that of a single-story office structure with 12 office spaces while the second building could be used as a storage warehouse.
“During the review process, it was discovered that the City of Ripon owned a small section of right-of-way in front of the parcel, which is not necessary for the planned alignment and improvements of South Acacia Avenue,” said Ken Zuidervaart at the Feb. 18 Ripon Planning Commission.
The Planning Director added: “As a result, the applicant submitted an abandonment application, requesting that the excess right-of-way be incorporated into their development project.”
City staff, as part of the abandonment process, contacted all utility companies to determine whether any utilities were present under this right-of-way. “There were no objections to the abandonment proposal received,” Zuidervaart said.
Planners had approved the development of the project back on July 15 only to find out that a small section of right-of-way belonged to the city.
With the abandonment, Zuidervaart noted that the developer will be putting in matching curb, gutter, and sidewalk with “the right of way that we didn’t need,” he said.
The Planning Commission went ahead with the “consistency findings” at the February meeting by approving the resolution for the vacation and abandonment of that small portion of public right-of-way adjacent to the aforementioned property.
This resolution will be forwarded to the Ripon City Council.
