The past year was another good one for future development in the City of Ripon.
Among the major projects is The Terraces at Bethany Homes, a 106,894 square foot, three-story residential care facility planned for 816 W. Main St. and Vera Avenue. The project received the green light from the Ripon Planning Commission during this past summer.
The site was recently cleared of existing buildings.
The Terraces at Bethany Homes was one of nine non-residential projects receiving approval during 2022.
The others were:
· Towneplace Suites by Marriott Hotel – This 54,382-square-foot, 91-room, four-story project was approved by Commissioners in February, and will be located 333 E. Main St. along northbound Highway 99 next door to the Angle Petroleum service station. The status of project is currently in plan check.
· Existing Warehouse Building – Commissioners approved a major site plan permit in June to expand the 1,315-square-foot structure with shop area at 511 S. Stockton Ave. The building will be upgraded for personal use.
· Wine & Spirits Retail Center – Located at 798 N. Jack Tone Rd. in the Ripon Crossing shopping center, this upscale store promises to be more like a Bev Mo or Total Wine & More, applicant Lakhir Singh said at the July Planning Commission meeting.
· Ride 209 Fitness Club – Another piece to the Ripon Crossing shopping center, this proposed two story, 25,554-square-foot indoor fitness cub was granted a major site plan permit and lot merger in August. Plans call for a retail / reception area along with a lounge for children, sauna / steam room, lockers, yoga / barre room, cycle theater, Pilate room, and boxing room, to name a few.
· Liberty Self Storage – A major site plan permit to construct a 170,300 square foot self-storage facility on 7.82 acres was green lit in August. Plans call for multiple sized units along with a small 1,000-square-foot office space and associated parking for unit rentals and site supervision. Security cameras and heavy landscaping to serve as a buffer to the facility from the public streets as well as deter nuisance-type crimes (graffiti) are also part of the project.
· Ripon Christian Schools Bus Maintenance & Storage Yard – RC received the go-ahead in August to covert the semi-developed 0.80-acre site (34,848 square feet) of H-W Construction Co. Inc., 775 Frontage Rd., to a bus facility to accommodate up to seven buses. Plans also call for construction of a 100- by- 60- foot carport and site improvement.
· Avid Candlewood Suites – Plans for this four-story, 107-room, 54,338-square-foot dual branch building consisting of short stay and extended stay was granted the OK by Commissioners in October. The city had looked to put a hotel in the area near the Flying J truck stop for quite some time.
· West Valley Concrete – The future home of West Valley Concrete Inc. will be at the corner of Doak Boulevard and Vera Avenue. The Planning Commission granted a site plan permit for the project in October. Included will be the construction of a 7,560-square-foot building in the light industrial district. The building, once completed, will accommodate office personnel along with some storage. No concrete work will take place there.
