About five months ago, the Ripon Planning Commission received a request for a site plan permit to construct a multi-tenant commercial building next to Tractor Supply Co. in the Ripon Crossing shopping center.
Due to parking issues — it was unclear at time of what businesses would occupy those spaces — Commissioners postponed taking action.
They favored the design and plans by API Architects, but were concerned that the project’s 23 spaces (14 standard, eight compact and one handicap) would impact parking at both Tractor Supply and Les Schwab Tires.
Those plans changed recently when applicant resubmitted the plans.
“It was re-done to a single-user project,” Planning Director Ken Zuidervaart said at the June 20 meeting.
Adjustments were also made to the building at 798 N. Jack Tone Rd. in order to accommodate the required modifications, as requested by the Planning Commission.
Zuidervaart indicated that the 7,498 square foot building will be a liquor and spirit store similar to that of a Beverages & More.
The business will have limited hours and would be constructed “on approximately 28,801 square feet of vacant land within a partially developed commercial center,” according to the City of Ripon’s Department of Planning and Economic Development.
The re-done project is scheduled to go before the Planning Commission at the July 18 meeting.
