Developers with a pulse on the commercial market are taking steps designed to bring more restaurants and retail centered around Union Road and Atherton Drive in South Manteca.
*The Manteca City Council Tuesday approved a general plan amendments on the northwest corner of the intersection that would accommodate restaurants, retail, and entertainment venues.
*Grupe Huber, a firm with a solid track record of securing tenants for various developments in the region, acquired the 860,000 square-foot Orchard Valley center anchored by Bass Pro in August.
The general plan amendment on the Union Crossing project comes as the developer has ditched plans to secure a hotel and stepped up concentrating on restaurants and retail.
The developer as well as city officials have been contacted by concerns interested in locating in Union Crossing.
It is the same developer that landed Living Spaces as well as the corporate Chervon station on the same corner.
Given the regional draw of both Bass Pro and Living Spaces coupled with Manteca growing by 800 to 900 new homes a year on a consistent basis, it has increased interest in the area.
It also helps that a growing number of new households south of the 120 Bypass that are buying homes being built, have average annual income of $110,000.
It also helps the central location the intersection has to the rapidly growing area south of the 120 Bypass and Manteca as a whole.
Another plus that has helped spur intertest is the robust access from the state’s first diverging diamond interchange that was completed several years ago.
Work is now underway on remodeling a 17,000-square-foot building where Sutter Health will provide primary care, imaging and lab services at Orchard Valley near JC Penney.
It is part of a major undertaking by Sutter Health to bring healthcare services closer to communities in the rapidly growing Northern San Joaquín Valley. The health care center is targeted to open in spring of 2025.

Sutter Health will retain its current location at 165 St. Dominic’s Drive near Kaiser Hospital.
Once the Orchard Valley location is opened, Sutter Health will convert its space on St. Domnic’s Drive into a behavioral health care center to meet the growing demand for such services.
