Property at Moffat/Sherman being auctioned Monday

The property is on the northeast corner of Moffat and Sherman.

One of the largest parcels in or near downtown Manteca is being sold Monday, Jan. 13, at 1 p.m.

It is the parcel on the northeast corner of Moffat Boulevard and Sherman Avenues that also fronts a section of Garfield Avenue.

It is being sold by way of a confirmation hearing.

It is court-ordered auction to sell property that is part of an estate.

Broker Frank Orr at 209-518-3208 has more details on the property and the process.

The parcel is directly across the street from where the Altamont Commuter Express boarding platform and accompanying parking lot that will blend seamlessly into the existing transit center parking lot will be built.

Work on that project is expected to start later this year as a precursor to launching ACE passenger rail service in downtown Manteca in late 2026 or early 2027

Trains will travel to San Jose and Sacramento.

It is also directly across from the Manteca High campus near where the new gym and swimming pool complex was completed more than  a year ago.

Work is also expected to start this year on a two-story classroom building along Garfield Avenue.

The 120 Bypass/99 connector project includes a more robust connection of Moffat Boulevard with the growing southeast Manteca neighborhoods and downtown.

The parcel being sold is the former site of the Sleepy Hollow Trailer Court.

Manteca through its zoning and other incentives is working to secure more private sector development of housing and even more commercial/retail space in the downtown core.

That is expected to have a spillover effect on the surrounding neighborhoods

The Moffat-Sherman parcel is within three blocks of Yosemite Avenue and Main Street.

As such, it is the largest developable parcel near the heart of Manteca.

The site of the former Manteca Bean Co. at Moffat and South Lincoln is closer to the downtown center but that parcel is smaller.

The city is in the process of moving forward with developing 8 acres on South Main Street three blocks to the south of Main and Yosemite. That parcel is eight acres.

The only other sizeable parcel without structures on it in the downtown area is another former trailer court that was in the 300 block of North Main Street.
