It doesn’t matter if a home was built in 1986 or 2011, if it is between 1,100 and 1,550 square feet it is likely to command $500,000 in today’s Manteca market.
The fact a 36-year-old home can sell for virtually the same as a home built 11 years ago is underscored by four resale homes in Manteca that currently have accepted pending offers between $499,000 and $500,000.
The homes are located in four different neighborhoods in western Manteca.
*$499,000 is buying a 3-bedroom, 2-bathroom home with 1,471 square feet on a 6,005 square-foot lot on Matterhorn Street in the Villa Ticino neighborhood near Stella Brockman School. It was built in 2004 and sold new for $288,000.
*$499,000 is buying a 3-bedroom, 2-bathroom home with 1,193 square feet on a 4,933 square-foot lot on Gamay Court in the neighborhood between Airport Way and the McParland School Annex. It was touted as an affordable home when it was built by Raymus Development in 1996 and sold for $112,000. It last sold for $330,000 in 2018.
*$499,900 is buying a 3-bedroom, 2.5-bathroom home with 1,286 square feet on a 2,993 square-foot lot on Silhouttes Street southwest of Airport Way and the 120 Bypass. The home was built in 2011 by Florsheim Homes. It was designed as an affordable new home at the depth of the housing crisis. triggered by liar loans. It last sold in 2016 for $293,000.
*$500,000 is buying a 3-bedroom, 2.5-bathroom home with 1,530 square feet on a 3,798 square-foot lot on Sun Haven in the neighborhood north of the Manteca Civic Center between Union Road and the railroad tracks. The home last sold in 2016 for $290,000.
