Major repairs and maintenance are needed for the 3-story Manteca Unified School District office building.

The school board authorized spending $250,000 for the documents needed to do the work. The money for the planning process is not coming from school bonds. Instead it is money set aside in the district for ongoing upkeep of facilities.

The areas of concern are:

*DOORS & WINDOWS: At times, the doors and windows of the building allow for water intrusion, which requires immediate mitigation to eliminate further damage to building systems. Recently, a water intrusion inspection was conducted to assess the extent of the damage at a single window. This resulted in identifying a solution to address the water intrusion, however, it will require the replacement of certain window and door systems to fully address the issue.

*HEATING, VENTILATION, & AIR CONDITIONING: The HVAC systems for the building have failed multiple times in the last two years. Specifically, in the past year, the building has been without Heat, Air conditioning or Hot water for multiple weeks. The systems require a full assessment to review condition and remaining life expectancy. A potential replacement of equipment is expected. This includes the HVAC at the Data center as well.

*BUILDING ENVELOPE: The exterior cement plaster is failing at several locations. As the exterior wall finish fails it exposes the building envelope to the elements which could result in thermal and moisture conditions that impact the on-going use of the building.

*ELEVATOR: The elevator equipment is inspected and maintained as required by code. The condition of the equipment is acceptable and safe. Despite the efforts to maintain the operation of the systems safely, multiple failures in its operations have been experienced. A full assessment of the equipment is required. A potential replacement of certain elements of the system is expected.
