The 62-unit apartment complex on the southwest corner of Towne Centre Drive and Golden Valley Parkway is expected to break ground soon.
And it won’t be long after that project is underway that it will have a neighbor – a matching 84-unit apartment building across the street that just recently earned the approval of the Lathrop Planning Commission.
The Towne Centre Apartments – the first phase of which was approved last year by the city – with add much-needed high-density residential to the new residential development occurring west of I-5.
The 84-unit project will include five residential buildings of both two-story and three-story elevations that will house apartments ranging in size from 850 square foot 1-bedroom apartments to 1,100 square foot 2-bedroom apartments – units that will include a laundry area with room for a washer and dryer, a pantry, walk-in closets, private patios and balcony areas and storage rooms.
The second phase of the Towne Centre Apartments will also include 178 parking spaces – with 165 on-site and 13 located on Towne Centre Drive – and related site work that includes landscaping, lighting and frontage improvements.
According to Lathrop City Manager Steve Salvatore, construction for the initial phase could begin anytime and is completely up to the developer after clearing all of the necessary planning hurdles. Whether the second phase, which was just recently approved, is built concurrently or will be staggered remains to be seen.
The unique approach to integrating the two developments will mean that residents in the second phase of the development will be able to use the recreation room and clubhouse, swimming pool and spa, and other outdoor amenities that are being built as part of the first phase across the street.
The same developer is also pursuing the development of a 126,000 square foot retail project adjacent to the existing Target shopping center on Golden Valley Parkway – just up the street from this apartment project, which falls into the Mossdale Village area which is encompassed by the West Lathrop Specific Plan – as well as a 60,000 square foot hotel.
The hotel, once constructed, would be the first in the city west of the adjacent Interstate.
