The demographics are too good to resist.
There are 8,635 households within a mile with an average household income of $175,176.
And those numbers are growing by five to six new home sales per week, on average.
Go out five miles and the number of consumers reach 125,136 with an average household income of $118,355.
It is little wonder why ground broke this week on what will be the city’s newest shopping center even though an anchor tenant has yet to be announced.
When Manteca Marketplace on the southwest corner of Atherton Drive and Airport Way opens within a year, it will definitely have:
*Hot Worx, a 24-hour infrared fitness studio offering everything from hot yoga and hot Pilates to hot cycle and other hot intensity training workouts.
*88 BaoBao Asian Chinese restaurant featuring handmade dumplings.
*Manteca’s second Mountain Mike’s Pizza location.
*Menchie’s Frozen Yogurt.
*Great Clips hair styling.
*Manteca’s second Chick-Fil-A with three drive thru lanes.
*A Maverick’s gas station with 14 fueling station, 8 commercial fueling stations, and a 6,140-square-foot convenience store.
*Manteca’s third Dutch Bros. The others are one that is now open on West Yosemite Avenue east of Union Road and another approved on the northeast corner of Union and Lathrop roads.
Five of the nine spaces that will be built as part of 47,250 square feet of inline space have already been leased.
“It will have a cluster of restaurants and space for the first supermarket in the area,” noted Mayor Gary Singh.
The 55,000-square-foot anchor space is aimed at securing a supermarket.
Typically, commercial developments ink anchor tenants first before breaking ground. It is unclear whether that is the case with 13.46-acre commercial project dubbed Manteca Crossing.
“(It also means) traffic signals will be going up at Atherton and Airport as well as (Atherton) at Langum this year,” Singh said.
A four-story, 117-room Courtyard by Marriott has been approved on land west of the commercial complex backing up to the 120 Bypass.
Directly across Airport Way, developers have proposed the WoodSpring project.
It includes:
*A 30,492-square-foot car dealership.
*Some 58,000 square feet of retail space with the largest being 23,000 square feet.
*A story, 112-room WoodSpring Suites hotel.
*A 2,500 square-foot convenience store with 12 fueling stations.
*Four restaurant spaces with a combined 13,800 square feet.
Just beyond that development on Atherton Drive, the city has approved a 40-lane bowling alley and family entertainment center.
The same project includes a separate two-story building housing a wedding center, banquet hall, and events center complex.
