Extension souught for [proposed 4-story Ripon hotel

The Ripon Planning Commission will be conducting a public hearing Tuesday on a request for a one-year extension on an approved use permit to construct the four-story Towneplace Suites by Mariott Hotel.

That’s the 54,382 square foot building with 91 guest suites, two meeting rooms, a fitness center, and an outdoor swimming pool, located on a 2.25-acre lot at 333 E. Main St. – next door to Angle Petroleum service station along northbound Highway 99.

Klassen Corp is asking for the conditional use permit extension request for Venture Hospitality, Inc.

Those attending the 6 p.m. meeting in the Council Chambers, 259 N. Wilma Ave., will have an opportunity to provide input on the item.

The Ripon Planning Commission usually meets on the Monday following the Ripon City Council monthly session. The date was moved to Tuesday due to President’s Day Holiday, according to Planning Director Ken Zuidervaart.

“To date, the applicant has been working diligently through the conditions of approval for the project, which included a fair amount of off-site improvements, such as – undergrounding of overhead utilities, partial dedication, and improvements to East Main Street, installation of city street lights, landscaping / landscaping of Caltrans abatement,” he said in his staff report.

Zuidervaart added that all plans have been submitted to the Ripon Building Department with the building permit having already been issued.

While no actual construction has yet to take place, he pointed out that the developer is now in jeopardy of losing the entitlements for the project due to expiration limits in accordance with the Ripon Municipal Code.

“The code does allow for up to a one-year time extension upon approval by the Planning Commission and / or City Council,” said Zuidervaart.
