Del Webb sales start Sept. 28 at River Islands

This five bedroom, 4.5 bathroom home with 3,677 feet by Signature Homes at 17160 Vermeer Court on River Islands is selling for $1,359,423.

The average sales price of new homes now closing escrow at River Islands has surpassed $850,000.

That said, a large segment of builder sold homes are going at prices in excess of $1 million in the 15,001-home planned community in Lathrop.

By comparison, the highest new home tract prices in Manteca are pushing $900,000.

A 3,677 square-foot home with five bedrooms and 4.5 bathrooms by Signature Homes reflects the higher end of the new construction currently available at River Islands.

An example of the floorplan is the model home at 17160 Vermer Court is selling for $1,359,423.

River Islands CEO Susan Dell’Osso said the Cambay Group firm is “reloading” its available neighborhoods by opening up more sections of River Islands to development.

Typically, there are at least eight active neighborhoods available to home buyers.

Dell’Osso said sales have been so brisk three neighborhoods have sold out and another five are getting close to that point before additional neighborhood tracts have been prepared for release to builders.

So far this year, more than 300 homes have sold at River Islands.

River Islands has been selling 600 homes a year.

What may help River Islands rebound to overcome the temporary drop in the availability of lots  for new home construction to finish 2024 with another 600 plus home sales is the start of Del Webb community sales.

Starting Sept. 28, Pulte Homes will start selling in three different Del Webb neighborhoods they are building at River Islands.

There are other new neighborhoods coming on line in the next month or so.

Del Webb, however, always tends to have extremely strong sales when they launch a new age-restricted community.

Altogether, there will be 900 Del Webb homes with the availability of three models in each of the three neighborhoods.

River Islands so far has 3,900 occupied homes.

That translates into roughly 12,000 residents.

River Islands on Monday will open its new high school campus.
