Private sector investments in Manteca topping $702 million were facilitated by the city’s Development Services staff during 2024.
That figure represents the value of the actual construction, not market value, of the 5,206 building permits issued.
Given 1,306 of those permits were for single family homes, the actual market value of new construction will likely be closer to $1 billion.
That $1 billion construction investment, based on multipliers that economists apply, will eventually have generated $7 billion in economic activity.
While a large share of that is in labor, it also reflects material needed to build homes and such as well as support services such as truck transportation needed, lending services, and even things such as house furnishings.
Construction activity was part of the mid-year budget review that included presentations of work accomplished in 2024 that city departments such of Development Services did.
That said, goals and needs the Development Services staff indicated they are tackling as the city prepares a budget for the fiscal year starting July 1 will help power the private sector economy in the coming years.
Among the goals are:
*Completing a private development plan for Library Park.
*Improvements to the exterior of the downtown Post Office.
*Complete transfer of operation management to the recently formed Downtown Manteca Improvement Association for the central district.
*Update design and development standards for development.
*Start a downtown specific plan.
*Finalize conceptual plans and the basic environmental work for the 100-acre family entertainment zone bookended by Great Wolf and the Big League Dreams sports complex.
*Complete the city’s economic development strategic plan.
*Complete the electronic billboard designs for two city parcels — one along the 120 Bypass and the other along Highway 99.
*Complete the affordable housing fee nexus study and policy development.
*Compiling a community facility district policy and a development agreement policy.
*Complete the Climate Action Plan adoption process that is mandated by the state.
