Manteca’s newest apartments available April 30 starting at $1,955 for 1 bedroom

The Atherton is now under construction in the 700 block of Atherton Drive next to Bass Pro Shops.

Leases are now being signed for The Atherton — Manteca’s newest luxury apartment complex.

Three of the 10 floorplans are now available with six month leases.

The three floorplans are:

*A one bedroom and one bathroom with 722 square feet for $1,955 a month. There are seven units still available for an April 30 move in date

*Two bedrooms and two bathrooms with 1,105 square feet for $2,255 a month. There are 19 units still available for an April 30 move in date.

*Three bedrooms and two bathrooms with 1,292 square feet for  $2,595 a month. There are 10 units still available for a May 24 move in date.

The rates are almost a mirror of the lease costs at Manteca’s most expensive apartment complex, the 153-unit Tesoro that opened 18 months ago on Atherton Drive at Van Ryn Avenue.

While those rates may seem high, they are lower than at the newest  Tracy apartment complex completed late last year known as Gateway Crossing on Grantline Road. The Atherton one bedroom is $1,955 compared to the Gateway’s $2,070. The Atherton two bedrooms is $2,225 compared to the Gateway’s $2,485. The Atherton’s three bedrooms is $2,595 compared to the Gateway’s $2,895.

The amenities are similar at both the Manteca and Tracy complexes.

The Atherton is going up next door to Bass Pro Shops at the Hampton Inn on Atherton Drive.

Formerly known as Valencia Place, it is being  built in two phases of 214 units each. When work is done on the first phase, construction will begin on the second phase that will border the 120 Bypass. It will have 428 units at buildout making it Manteca’s largest apartment complex. Currently the largest complex is the 298-unit Paseo Villas on Atherton Drive at Van Ryn Avenue.

It is in walking distance to the 16-screen AMC Showplace movie theater as well as dining options at The Promenade Shops at Orchard Valley.

The gated complex is essentially two almost carbon copy 214-unit complexes. Each will have their own fitness center, clubhouse, dog park, dog wash room, bike repair room, game/billiards room, demonstration kitchen, clubhouse, pool and spa, pool house, tot lots, fire pits and a community park.

The Atherton complex will include the largest concentration of studio apartments ever built in Manteca. The 42 studio apartments would account for a 10th of the overall unit total and would consist of 515 square feet apiece. The Westwood Village complex on the north side of Center Street at Union Road has several studio apartments that rent for $1,125 a month.

The Atherton will also include 140 one bedroom and one bathroom units with 727 square feet, 222 two bedroom and two bathroom units with 1,040 to 1,105 square feet, and 24 three bedroom and two bathroom units with 1,279 square feet.

There will be two main entrances. One would be from Atherton Drive directly across from Tinnin Road. The other would be from Lakeside Drive roughly midway between the fence bordering the 120 Bypass and Atherton Drive. There would be two gated exits for residents only along Lakeside.
