91-room Ripon hotel breaking ground in 2025

The Ripon Planning Commission recently granted another extension to Venture Hospitality on construction plans on a four-story Townplace Suites by Marriott Hotel.

“The applicant is now anticipating breaking ground in February of 2025,” said Planning Director Ken Zuidervaart at the July 15 meeting.

Townplace Suites by Marriott Hotel will be a 54,382-square-foot building featuring 91 guest suites, two meeting rooms, a fitness center, and an outdoor swimming pool on the 2.25-acre lot at 333 E. Main St., next door to Angle Petroleum service station along northbound Highway 99.

“It’s a good project and is a nice fit for that area,” Commissioner Dave Collins said.

Zuidervaart noted that the applicant had worked diligently with the various conditions of approval for the project. Included was the fair number of off-site improvements such as undergrounding of overhead utilities, partial dedication and improvements to East Main Street, installation of street lights, and landscaping / hardscaping of the Caltrans abutment, to name a few.

 “These conditions of approval, especially the conditions of dealing with the Caltrans right-of-way, took longer than expected to resolve,” he said.

This is the second six-month conditional use permit extension granted to Klassen Corp, which made the request on behalf of Venture Hospitality, Inc.

The project was initially approved in February 2022, with the applicant requesting and receiving the first to the two six-month extensions five months ago at the February Planning Commission meeting.

Zuidervaart added that the recent extension was requested by the applicant due to project entitlements coupled with continued delays in working with Caltrans.

This latest extension is also the final one in accordance with the Ripon Municipal Code.
