816 homes now planned at Main St. & 120 Bypass

Developers 30 years ago predicted if Manteca Unified School District kept Mello-Roos taxes in place that they would kill house building in Manteca. The levy stayed and Manteca still doubled in size.

Another month, another subdivision proposed in Manteca.

This time it is 816 homes southeast of the Main Street and 120 Bypass intersection.

A subdivision application was submitted in September to the city’s Community Development Department for 816 homes along East Quintal Road — the street that intersects with South Main Street midway between Atherton Drive and the eastbound 120 Bypass on and off ramps.

It is where the Chevron/Circle K is on the southeast corner.

To the east of the proposed subdivision is the 298-unit Paseo Apartments.

There are now more than 10,700 housing units at various points in the city’s development pipeline.

It is the third project proposed near Atherton Drive/Main Street intersection.

Also in the early review process is a 210-unoit apartment complex planned for the southeast corner of Atherton Drive and South Main Street.

The other is a shopping center on the southwest corner of the intersection.

Known as Marketplace at Main, the  shopping complex will be anchored by Save Mart. It could be the first grocery store south of the 120 Bypass.

Plans for the long anticipated 50,071-square-foot Save Mart will resemble existing stores in Ripon and Lathrop.  

This project also features nearly 55,000 square feet in additional retail and dining  space including a 4,400-square-foot McDonald’s nestled against the southwest corner of Atherton Drive and South Main. It will be the city’s fifth McDonald’s.

The plans also call for a car wash. It will be located along South Main Street.

The complex has 38,000 square feet for a junior anchor, 14,900 square feet for smaller retail space, and 2,200 square feet for a second drive-thru restaurant along Atherton Drive.
