A storage complex that will accommodate 532 recreational vehicles is now under construction on the north side of Woodward Avenue between Atherton Drive and Moffat Boulevard in south Manteca.
The 13.68-acre project, when completed, will be the largest RV and boat storage in the South County.
It will be a full service storage facility with a 2,400-square-foot office building, vehicle cleaning station, vehicle dumping station as well as propane and air filling stations.
Access to the storage facility — located across from City of Manteca fire station No. 5 and adjacent to a city water storage tank — will be from Atherton Drive
When the project was approved in 2021, it contained provisions to allow 30,000 square feet of solar arrays.
The November 2021 approval means the developer, if they determine the financial feasibility of the solar aspect makes sense, can add it without further public review.
Should it pencil out it would provide some protection for RVs from weather much like the solar arrays in various Manteca Unified school campus parking lots.
The property most recently was a truck terminal.
The land had been zoned for apartments.
The developer, working with the city, rezoned land they owned at the time on the southwest corner of Union Road and Atherton Drive to accommodate apartments.
The city has since approved the 300-unit Union Crossing apartment complex at the Union Road location. Developers of that project are currently seeking financing.
The zoning switch netted the city zoning for more apartments than was lost by allowing the storage facility.
It was pointed out at the time that building apartments at the Woodward/Atherton location was unlikely given it being adjacent to railroad tracks.
There are other storage facilities approved by the city but are yet to be built as developers either seek financing or are trying to time their investment with market demand.
Those projects are:
*The Cottage Court Mini Storage featuring 311 storage units along with a 540-square-foot office plus 33 stalls to park RVs. The location on Cottage Court is to the north of Panera Bread and behind medical offices along Cottage Avenue.
*884 storage units and a 2,524-square-foot office building on Atherton Drive on a 5.64 acre site abutting Bella Vista Drive in southwest Manteca.
*A mini-storage complex on the westside of Airport Way north of the railroad tracks and south of Lathrop Road.
*A RV and boat storage with 122 stalls just north of Yosemite Avenue in west Manteca on 5.23 acres at 259 Swanson Road behind ABF Freight and to the northeast across the tracks from the Lathrop-Manteca ACE station.
Those are in addition to the expansion of the ARCO min-storage on North Main Street north of Northgate Drive.
