324 apartment units proposed on Louise Ave. west of Airport

The proposed five-story, 42-unit low income senior apartment complex with retail on the ground floor envisioned for downtown Manteca at Yosemite and Sycamore avenues.

A 324-unit apartment complex is being proposed for West Louise Avenue west of Airport Way and across the street from the Manteca Unified School District complex.

It consists of 14 three-story residential buildings and a two-story structure housing an office, clubhouse, and gym.

The project will go before the Manteca Planning Commission on Thursday, June 20, at 6 p.m.

The complex is on the southeast corner of Vila Ticno Drive that ties into a traffic signal directly across from the access to a business park where Medline and Amazon Prime Now are located.

It brings the number of apartment units in the review process, approved for construction, or currently under construction in Manteca to 3,457.

More than a third — 1,358 units — of those are either along the Airport Way corridor or to the west of it.

If all are built, they have the potential to add 6,800 residents to Manteca. The city’s population as of Jan. 1 of this year was 90,917.

The latest apartment projects borders the 760-home Villa Ticino West neighborhood now under construction on the southwest corner of Airport Way and Louise Avenue.

The approved complexes that are yet to be built are:

*245 units on the northeast corner of  Joshua Street — the western extension of Atherton Drive after it crosses McKinley Avenue — and West Woodward Avenue. The Spanos Corporation project will have a number of firsts for Manteca: the first four-story apartment buildings that will require elevators, the first complex to have air-conditioned interior corridors, and the first with a pickleball court and a bocce court.

*270 units on 9 acres on the northeast corner of Airport Way and Woodward Avenue dubbed Pacific West Affordable apartments.

*260 units dubbed Yosemite Family Apartments on 9.6 acres on West Yosemite Avenue across from Kaiser Hospital. They are planned for 9.26 acres sandwiched between a business park on the southwest corner of Winters Drive  and Yosemite Avenue and the Masa Latina restaurant.

*300 units in the Union Crossings complex on the southwest corner of Atherton Drive and Union Road across from Living Spaces.

*672 units on the southeast quadrant of the Main Street and 120 Bypass interchange.

*24 units at 380 North Airport Way known as the Waterfall Apartments.

*472 units in the Wawona complex proposed on the west side of Airport Way between Big League Dreams and Wawona Street.

*210 units in the Soma complex proposed on the southeast corner of Atherton Drive and South Main Steet.

*100 units behind the Moose Lodge at North Main Street and Lancaster Drive.

*420 units in Prose project planned for the western extension of Center Street.

*An additional 24 units that are part of a mixed use project on the northeast corner of Davis Street and Walnut Avenue that includes a neighborhood market and office space.

Currently under construction is the 136-unit Luxury Apartments on Lathrop Road west of Union Road.
