$1M+ RESIDENTIAL PROPERTIES ARE STILL SELLING IN MANTECA
New home sales still humming along, 10 above $800K

The home on Cava Place in Oakwood Shores that is in escrow for $1,150,000.

There are currently six residential properties in excess of $1 million in escrow in the Manteca area.

It reflects a steady, consistent movement of residential properties above $1 million despite what some experts describe as a “turbulent” economic situation for home buyers.

There are also five resale homes between $800,000 and $1 million within Manteca’s city limits with pending offers.

That is on top of a brisk new home market where builders have 10 new homes in escrow above $800,000 with the highest being $896,000.

The median home sale price of houses that close escrow is now at $605,000. That reflects a 1.5 percent increase in the past 12 months.

If you remove mobile homes and condos, the two lowest priced resale homes now in escrow are in central Manteca.

*One is a two bedroom, one bathroom home with 840 square feet on a 5,000-square-foot lot at 417 Acacia Ave. that has gone pending at $358,000.

*The other is a three bedroom, one bathroom home with 977 square feet on a 2,500-square-foot lot at 306 S. Veach Street.

The properties pending that are over $1 million include:

*A 2 bedroom, 1 bathroom home with 1,322 square feet on a 5.23 acre parcel at 259 Swanson Road selling for $3,999,999.

*Three bedrooms and two baths with 1,512 square feet on an 11.64 acre parcel at 21915 Oleander Ave.

*Three bedrooms and 1.5 bathrooms with 1,348 square feet of living space on 8.46 acres at 13800 South Highway 99 Frontage Road that is pending for $1,199,888.

*An Oakwood Shores home with five bedrooms, 4.5 bathrooms and 3,939 square feet of living space on 0.24 acres at 2385 Cava Place that is pending at $1,150,000.

*Four bedrooms and three bathrooms with 2,982 square feet at 920 E. Woodward Avenue has a pending offer of $1,099,000.

*A 2,772-quare-foot home in Oakwood Shores with three bedrooms and 2.5 baths at 3853 Castellano Way with an accepted offer of $1,049,000.
