In Shape has submitted plans for a proposed state-of-the-art fitness center as part of The Promenade Shops at Orchard Valley.
Community Development Director Frederic Clark confirmed the plans are in the preliminary site review stage and that no target date has been for the issuance of a building permit.
The site is just off Atherton Drive east of the Hampton Inn Suites and south of the Bass Pro Shops. Original plans for the lifestyle center called for a two-story health club at that location. In Shape had discussions with Poag & McEwen before Bass Pro Shops broke ground. The mall developer included In Shape on a number of the interior directional signs but then the economy went south and the project was dormant.
In Shape has just completed adding a parking lot to its existing Manteca fitness center on East Yosemite Avenue at Pestana Avenue to handle the growing demand of its members. The lot was where Burger King once stood before it was acquired by the now defunct Manteca Dodge as part of its expanded car lot. In Shape has repaved the lot, added lighting, and connected it with a driveway to its existing lot in front of the health club.
In Shape has been looking at expanding in the growing Manteca market for a number of years. About 10 years ago they were considering a site on West Yosemite Avenue west of Airport Way for a larger club similar to the one they have in Tracy complete with outdoor tennis courts and even a ball field.
In Shape is considered by industry experts as one of the better managed fitness club chains in the country. They have expanded through The Great Recession including adding an In Shape Express in Lathrop and new corporate headquarters and downtown health club in Stockton.
In Shape is also in the process of preparing to open:
• An In-Shape Sport Club in Modesto complete with two indoor pools and spa, an outdoor pool with a waterslide, racquetball court, large kids club with play maze, women’s fitness studio, group classes, top-of-the-line cardio as well as weight training equipment.
• A 33,000-square-foot In Shape Sport in Pittsburg,
• An In Shape Express in Lemoore.
• A second Turlock location with an In-Shape Sport on Monte Vista Avenue.
• A 39,000-square-foot In Shape Sport in Vacaville.
In Shape has six clubs in Modesto, five clubs in Stockton, four clubs in Bakersfield, three clubs in Visalia two clubs in Tracy, as well as clubs in Antioch, Atwater, Brentwood, Ceres, Concord, Emeryville, Hanford, Lathrop, Manteca, Lompoc, Los Banes, Merced, Monterey, Pacific Grove, Porterville, Santa Maria, Tracy, and Turlock.

Construction of the luxury outlets space has been completed and leasing is ongoing. Once a critical mass of signed tenants has been acquired, firms will start doing tenant improvements.
Crag Realty has already signed some tenants for the portion of Orchard Valley that is being dedicated to the Lifestyle Outlets at Manteca but is being tight-lipped. Ultimately there will be up to 46 outlet stores at the complex.
There is space for three more food orientated businesses near Red Robin.
There are also three other free standing pads for sit-down restaurants in the southwest corner of the lifestyle center generally south of JC Penney.
Poag & McEwen – developers of Orchard Valley – have reportedly been pondering revisiting 20 acres immediate to the east of Bass Pro Shops that they let an option expire on buying.
Originally they secured preliminary approval from Manteca to build a five-story hotel and two office towers – 5 and 10 stories respectively – as well as additional restaurant space. That land now is considered ideal for future big boxes and medium and small box uses since the securing of the outlet stores partnership with Craig Realty has changed the dynamics of Orchard Valley.
It is generating interest due to the fact Bass Pro Shops surpassed 2 million visitors in 2009 and the fact Manteca is one of only a handful of California cities to register an increase in sales tax in the middle of The Great Recession. Most other cities are suffering double digit drops in taxable sales
The jump in sales tax revenue is attributed to the 100-mile drawing power of Bass Pro Shops.
AKF Development’s 55-acre Union Crossings on the southwest corner of Union Road and the Highway 120 Bypass is now fully entitled and is being marketed for retail use.
