Trendy shoe retailer Vans is the first tenant opening in the Premium Lifestyle Outlets at Manteca.
It is one of a handful of “upscale” outlet stores expected to open in time for the critical Christmas sales season in the outlet buildings that were just completed at the Promenade Shops at Orchard Valley.
Craig Realty is keeping tight-lipped as to the stores they have already signed.
In Shape has submitted plans for a fitness club at the same complex.
Councilman Vince Hernandez believes Manteca has positioned itself well due to decisions the city has made in terms of attracting retail and building a base for residential as well as employment center expansion.
“I look at Elk Grove and they have just a shell where all work has stopped,” Hernandez said of a retail outlet project that went belly-up in that South Sacramento County city along Highway 99.
Hernandez credits Manteca for being able to avoid double digit sales tax losses that other cities have been forced to deal with through “regional thinking” instead of just thinking local. That “regional approach” involves both Bass Pro Shops and Big League Dreams that between the two drew in excess of 3.1 million out-of-town visitors in 2009.
In recent quarters Manteca sales have either shown growth or low single digit losses compared to 2009 making it one of the strongest performing cities in California in terms of retail sales from year-to-year.
Craig Realty has space for as many as 40 outlet retailers at the Manteca complex.
Hernandez says the big difference between the Manteca retail complex and others in the area is the mixture of stores and other venues.
“Families coming here could very easily have dad go to Bass Pro Shops, mom hit the outlets and the kids go to the movies while all getting together afterwards to eat,” Hernandez said. “They can also stay here at the Hampton Inn.”
Hotels near the Gilroy Outlets routinely fill with people who go there to make shopping at the outlets a multi-day excursion as well as to take in nearby attractions such as the Bonafarte Gardens.
The Newport-based Craig Realty Group is developing the Manteca outlet store complex. The firm specializes in upscale outlet centers. Craig Realty already owns, operates, and manages nearly 3.5 million square feet of existing retail development in six states.
The centers are: Woodburn Company Stores located near Portland, Oregon; Cabazon Outlets located near Palm Springs, California; Citadel Outlets located in Los Angeles; Outlets at Conroe located near Houston; Outlets at Anthem located in Phoenix; Outlets at Vicksburg in Vicksburg, Mississippi; Outlets at Castle Rock, Outlets at Loveland and Outlets at Silverthorne near Denver; and Outlets at Hillsboro located near Dallas.
Craig Realty Group also manages Lake Elsinore Outlets located in Lake Elsinore, California. In development are the Plaza San Clemente, California; Sussex Commons Lifestyle Outlet, New Jersey; Outlets at Traverse Mountain, Utah; Chicagoland Outlets at Country Club Hills, Illinois; and Lifestyle Outlets at Manteca.
Craig previously developed Desert Hills Premium Outlets and Carlsbad Company Stores, which are two of the most successful manufacturer outlet centers and was instrumental in developing Camarillo Premium Outlets.
Manteca being equal distance to San Francisco, San Jose, and Sacramento – plus being at the heart of the nation’s third largest 100-mile radius retail market with 17 million consumers behind only Los Angeles and New York – was a big reason why Craig Realty opted for the Union Road and Highway 120 Bypass location.
They also wanted to be near Bass Pro Shops that attracted 2.7 million people to their Manteca store in 2009. Also in Manteca’s favor was the strong demographics and growth potential of the Northern San Joaquin Valley.
The outlet mall fits into Manteca’s strategy to get non-residents to pay for city services through sales tax. Close to 100 percent of all sales tax paid at Bass Pro Shops comes from non-Manteca residents who shop there. Big League Dreams also draws substantial out-of-city visitors with paid attendance thanks to tournaments every weekend. BLD is expected to exceed 450,000 visitors this year.
